September – 2025 Market Update

We at The LevinKong Team hope you are enjoying this crisp and comfortable fall weather. For many New Yorkers, this is our favorite season in the city. It’s also when our real estate market typically returns to life after a summer lull, and inventory and buyer activity start to percolate again.

Following an unusually dynamic summer that saw an increase in buyer interest and competitive bidding, the market is beginning to stabilize. Inventory levels in both Manhattan and Brooklyn have risen slightly, providing a broader selection for potential buyers. This increased supply is coupled with continued strong demand, particularly in the luxury segment, which bodes well for maintaining price integrity.

While we’ve observed some fluctuations in pricing across different neighborhoods, Manhattan and Brooklyn have shown resilience overall. In particular, Brooklyn continues to show no signs of slowing down. Many listings are still receiving multiple offers, especially when they are well-priced and in more desirable locations. However, we’ve also seen some properties linger longer on the market, especially in less prime Manhattan locales, suggesting a need for strategic pricing and presentation in those weaker segments.

While Manhattan has been slow out of the gate this September after a strong showing over the summer, it’s worth noting that year-over-year pending sales are up 12.7%, the median sales price is up 6.8%, the average days on market are down 5%, and supply is relatively flat. In Brooklyn, pending sales are up 11.1%, the median sales price is up 11.3%, the average days on market are down 3.8%, and supply is also relatively flat from this time last year.

It’s interesting to note that buyer sentiment remains cautiously optimistic, with many understanding that the current interest rate environment, while higher than previous historical lows, still presents opportunities for long-term growth. Buyers are increasingly seeking value, while favoring properties in prime locations that offer amenities and elevated living experiences.
